Amani RidgeCIC

Peace on high ground.

Property management, security monitoring and consultancy for homes, estates and sites in Southwark and south London. We are a community interest company, so what we earn stays in the community.

Amani Ridge CIC was incorporated in July 2026. We are new, so each service below shows its real status: taking enquiries now, or launching.

What we do

Services

Practical help for landlords, resident groups, housing organisations and site owners. Tell us what you need and we will say plainly whether we can do it today.

Taking enquiries now

Taking enquiries

Compliance certificates

We arrange the safety paperwork a rented home needs, such as gas safety records, electrical installation condition reports and energy performance certificates, using qualified contractors. We keep the expiry dates so nothing lapses.

Remote CCTV monitoring

Remote viewing of a site's cameras by a person, with alerts and a dated log of what happened. We are registered with the Information Commissioner's Office, complete a data protection assessment for each site and put up signage before monitoring starts.

Remote guarding

A person watching your site, not just a camera recording it. For construction sites, empty properties and car parks in south London, for one fixed monthly fee.

  • Cameras flag movement and a trained operator checks every alert, so you do not pay for false alarms.
  • If someone is on site who should not be, the operator can speak to them through a loudspeaker and call the police or your keyholder.
  • You get a dated incident log for every alert, ready for your insurer.

Launching

Pilot: one landlord wanted

Repairs and damp triage

Damp and mould reports sorted by urgency and tracked against the Awaab's Law deadlines. A simple tool for small landlords and resident-run housing organisations that cannot buy an enterprise system.

  • Residents report a problem with a photo and a few plain questions.
  • The tool suggests how urgent it is. A person always confirms.
  • Every case shows its deadline and keeps a record of who decided what, and when.

We are looking for one landlord to run a free three-month pilot. The tool supports your team's decisions. It does not replace a surveyor.

Planned: free to residents

Free home security assessments

A free visit to look at how secure a home is and give plain advice on what to fix, for older and vulnerable residents on estates where we work. None have been delivered yet.

Leasing homes to housing associations

We plan to bring empty homes back into use and lease them to housing associations on long leases, with the rent supporting local services. We do not own any properties yet.

How we work

Our commitments

Security and housing work affects people at home and at work. These are the regulations and standards we hold ourselves to.

  • A person checks every alert. Software helps sort and flag, and a person decides.
  • No facial recognition, and no recording of sound, on any camera.
  • We are registered with the Information Commissioner's Office, complete a data protection impact assessment for each site and put up clear signage before monitoring starts. Footage is kept for 31 days.
  • Every operator holds the Security Industry Authority licence the work requires.
  • We tell you what we have not done yet.

Regulation

Regulations and laws we follow

Our work in England is covered by the laws below. We list them so you can check what we are bound by and hold us to it. This is a plain summary, not legal advice.

Data protection and privacy

UK GDPR and the Data Protection Act 2018

The main regulations on how personal information is collected, used, kept and shared, as amended by the Data (Use and Access) Act 2025. They give you rights over your information, explained in our privacy notice.

Regulator: Information Commissioner's Office (ICO)

Privacy and Electronic Communications Regulations 2003

Regulations on cookies, tracking and marketing emails. This website sets no cookies and we do not send marketing emails without your agreement.

Regulator: Information Commissioner's Office (ICO)

CCTV and video surveillance

CCTV monitoring is regulated by the Security Industry Authority: anyone monitoring CCTV under contract must hold an SIA Public Space Surveillance (CCTV) licence, and every operator we use holds one. Camera images of people are also personal data, so we follow the ICO's guidance on video surveillance and the Surveillance Camera Code of Practice issued under the Protection of Freedoms Act 2012: a clear purpose, a data protection impact assessment, visible signage and limited retention.

Regulators: Security Industry Authority (SIA), and the Information Commissioner's Office (ICO) for footage as personal data

Security work

Private Security Industry Act 2001

Anyone who watches public space CCTV or guards a site under contract must hold the right Security Industry Authority licence. Every operator we use holds one.

Regulator: Security Industry Authority (SIA)

Talking to people on site

Operators speaking through a loudspeaker give warnings only. They do not threaten or detain anyone and they pass incidents to the police or your keyholder. Use of force and arrest are matters for the police.

Relevant law: Police and Criminal Evidence Act 1984, Criminal Law Act 1967

Housing and property

Gas, electrical and energy certificates

  • Gas safety record every 12 months: Gas Safety (Installation and Use) Regulations 1998.
  • Electrical installation condition report at least every 5 years: Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.
  • Energy performance certificate, normally rated E or above to let: Energy Performance of Buildings Regulations 2012 and the Energy Efficiency (Private Rented Property) Regulations 2015.
  • Smoke and carbon monoxide alarms: Smoke and Carbon Monoxide Alarm (England) Regulations 2015, as amended in 2022.

Enforced by: Health and Safety Executive and local councils

Repairs, damp and mould

  • Landlords must keep the structure, heating and water in repair: Landlord and Tenant Act 1985.
  • Homes must be fit to live in: Homes (Fitness for Human Habitation) Act 2018.
  • Awaab's Law sets fixed deadlines for social landlords to investigate and fix damp, mould and other hazards, and is being extended to private renting by the Renters' Rights Act 2025.

Enforced by: local councils, the Regulator of Social Housing and the Housing Ombudsman

Fire and building safety in blocks

Shared parts of blocks of flats need a fire risk assessment and regular checks under the Regulatory Reform (Fire Safety) Order 2005 and the Fire Safety (England) Regulations 2022. Higher-risk buildings are also covered by the Building Safety Act 2022.

Enforced by: London Fire Brigade and the Building Safety Regulator

Community interest company regulations

As a CIC we are bound by the Companies (Audit, Investigations and Community Enterprise) Act 2004 and the Community Interest Company Regulations 2005. Our assets are locked to the community and we file an annual community interest report, which anyone can read at Companies House.

Governance

Our policies

Our policies were approved by the director, Abiola Oluyomi, on 23 August 2026 and are reviewed every year. Each one opens as a PDF.

Modern Slavery Statement

1. Our commitment

Amani Ridge CIC is committed to acting ethically and with integrity in all its dealings and relationships, and to implementing effective systems and controls to safeguard against modern slavery and human trafficking taking place within the organisation or its supply chain. This statement is made voluntarily and reflects our commitment to the principles of the Modern Slavery Act 2015, applicable regardless of whether the organisation currently meets the statutory turnover threshold for a mandatory statement.

2. Our organisation and supply chain

Amani Ridge CIC is a community interest company limited by guarantee, currently operating with a sole director and no directly employed staff. Property management and compliance-related work (including electrical, gas safety and fire safety certification) is delivered through a small number of vetted, accredited third-party engineers and installers engaged on a per-project basis, rather than through a large or complex supply chain. CCTV monitoring is delivered in-house by the SIA-licensed director. As the organisation is newly incorporated and early-stage, its supply chain is currently limited in scale, which correspondingly limits (but does not eliminate) modern slavery risk exposure at this time.

3. Our policies and due diligence

  • We conduct due diligence on subcontractors and delivery partners before engagement (see our Due Diligence Policy).
  • We require subcontractors to confirm compliance with relevant employment law and, where applicable, their own modern slavery policies.
  • We provide fair pay and working conditions for all staff, volunteers and subcontractors.
  • Concerns about modern slavery or exploitative practice can be raised through our whistleblowing route without fear of reprisal.

4. Training

Formal modern slavery awareness training has not yet been delivered, as Amani Ridge CIC does not currently employ staff beyond its sole director. Before engaging any employed staff, or expanding the number of subcontractors engaged, the organisation will provide modern slavery and human trafficking awareness training to relevant decision-makers, and will update this statement to reflect training actually completed.

5. Review

This statement will be reviewed annually and approved by the board/director of Amani Ridge CIC.

Signed by Abiola Oluyomi, Director, on 23 August 2026.

Why a CIC

Community first

Amani Ridge CIC is a community interest company. By law our assets are locked to the community, so they cannot be sold off for private gain, and we report each year on what we have done for it.

Our surpluses are reinvested in local services in Southwark and south London. Our first planned activities are free home security assessments for older and vulnerable residents, and a free three-month pilot of our damp and repairs tool with a small resident-run landlord.

About us

Where the name comes from

Amani means peace in Swahili, and a ridge is high ground. Together they give us our motto: peace on high ground.

Amani Ridge was founded in 2026 by Abiola Oluyomi, who holds an MSc in Construction Management and Economics. The company is based in Southwark and works across south London.

Privacy notice

This notice explains how Amani Ridge CIC uses personal information, as required by the UK GDPR and the Data Protection Act 2018. We are registered with the Information Commissioner's Office.

This website

This website does not use cookies or analytics and has no forms, so it does not collect personal information from your visit.

If you email us or work with us

What we collect
Your name, contact details, the address or site concerned, and what you tell us in your messages.
Why
To reply to you, give you a quote and carry out any work you ask for.
Lawful basis
Taking steps to enter into, or perform, a contract with you. Where you are not our client, such as a resident contacting us about a building, our legitimate interest in responding.
Who we share it with
Only the contractors who carry out work you have asked for, such as a gas engineer, and our professional advisers and insurers. We never sell your information or use it for third-party marketing.
How long we keep it
For as long as we need it for that purpose, then for up to six years for our legal, tax and insurance records.

CCTV monitoring and remote guarding

What we collect
Images from cameras at the sites we monitor, alerts, and the incident log our operators write. We do not use facial recognition and we do not record sound.
Why
To prevent and detect crime, and to protect people and property on the site.
Lawful basis
Legitimate interests in keeping the site safe, which we balance against the privacy of people on camera in a data protection impact assessment for each site.
Who is responsible
Usually the site owner decides why cameras are used and is the controller. We act for them as processor under a written contract. The signage on each site names who to contact.
Who we share it with
The site owner or keyholder, the police when there is an incident or a lawful request, and insurers when the owner makes a claim.
How long we keep it
Footage is deleted after 31 days, unless it is needed for an incident under investigation, in which case it is kept until that is finished.

Your rights

You have the right to:

  • ask for a copy of the information we hold about you, including camera footage of you;
  • ask us to correct information that is wrong;
  • ask us to delete it, or to restrict how we use it;
  • object to us using it on the basis of legitimate interests;
  • ask us to send it to another organisation in a usable format, where that applies.

Email info@amaniridge.co.uk to use any of these rights. It is free and we will reply within one month. For footage, tell us the date, time and place, and how we can recognise you. If we hold footage for a client, we will pass your request to them and help them answer it.

If you are unhappy with how we have handled your information, please tell us first. You can also complain to the Information Commissioner's Office at ico.org.uk or by calling 0303 123 1113.
